UHT, Inc. has developed its investor program around a strong set of exit strategies. We realized in the nascent stages of our company's development that our goal was not only to provide quality programs for investors, but also to provide a trust-built basis for ongoing business relationships with our investors. As such, we provide effective ways for individual investors to remove themselves from any project that does not meet that investor's specific performance expectations.
Our overall Investor Exit Strategy is built upon the following programs:
- The continuation of marketing efforts, lowering the suggested sales price to the end user, remembering that there is 10% to 20% cushion in each project's sale price.
- The rolling of the interim construction loan into a permanent loan using our in house mortgage firm, which offers a wide range of unique cash flow programs. UHT, Inc. then works with one or more of our chosen property management groups to facilitate the immediate leasing of your property.
- The leveraging of our relationship with REO Solutions Inc. - who offer a market value, cash purchase guarantee for any investors wishing to remove themselves from a project within 12 months of conception.
- UHT, Inc. has affiliated itself with wholesale groups and other individuals looking for inventory that can be purchased below market value. These relationships enable investors who do not wish to retain their investment for the long-term avenues for the immediate disposition of their investment.
